House Rules

The following guidelines are to respond to frequently asked questions and are subject to change without notice, any questions of interpretation shall be at the sole discretion of the board of Prospect Owners Corp.

 

1.                Move in/out or delivery must be arranged with on site manager and insurance certificate naming Prospect Owners Corp. and R.F. Stuart with a deposit of $500. money order or certified check made out to Prospect Owners Corp must be provided to building manager at least 4 business days before move in/out or delivery.

 

2.                Workmen or service personnel must provide an insurance certificate naming Prospect Owners Corp. and R.F. Stuart with a deposit of $500. money order or certified check made out to Prospect Owners Corp must be provided to building manager at least 4 business days before the day the work is to be performed.

 

3.                The above deposits will be returned within 30 days of the completion of the move in/out or work unless there is any damage found.

 

4.                Moves and work shall be scheduled Monday through Friday from 9:00 a.m. to 5:00 p.m.

 

5.                All moves/work shall be subject to any requests by the management to protect the safety, or comfort of the residents of the building or the protection of the building from physical damage.

 

6.                Building staff is available at a nominal charge to make repairs within apartments all requests must be made directly to the building manager.

 

7.                All service requests are to be made in writing to the building manager, forms are available at the front desk.

 

8.                Housekeepers/Maids require that the shareholder provide a deposit of $500. money order or certified check made out to Prospect Owners Corp must be provided to building manager as long as the services are being provided.

 

9.                Personal property is to be kept inside apartments and no personal property is to be left in hallways. This includes but is not limited to doormats, shoes, umbrellas, shopping carts and boxes.

 

10.           All garbage shall be put in chute in disposal room recyclables shall be neatly placed in trash room on the floor or designated recyclables container.

 

11.           Cat litter shall be bagged and disposed of in the designated container in the basement.

 

12.           New dogs are not allowed in building. Visitors may not bring pets into the building for any reason.

 

13.           Any pet may banned from the building if the management determines it to be a possible safety or health hazard to residents or damage the building.

 

14.           Disposal of certain items will carry a charge of $50. +  i.e. Television, Furniture, appliances or construction/renovation trash.

 

15.           Apartments are not to be used for storage or business purposes.

 

16.           Nothing is to be hung on to exterior of the building.

 

17.           Shareholders shall be charged 10 times the cost of repairing intentional damage to the building done by them or their subtenants.
